Roommate Agreement It is mutually agreed this _____day of __________, ________, between ____________________, ____________________, ____________________, and ____________________, joint residents in a dwelling known as _____________________________________________________________(address) that the residents' responsibilities under the lease agreement and their behavior in general shall be governed by the following terms: A. The rent will be divided into _____ parts, and each resident will be individually liable for one part of the rent, which is __________ per month. B. The rent shall be due from each resident on or before the first day of each month, until the end of this lease. The lease begins __________ and ends __________. C. Residents and their guests shall observe the hours between ____ and ____ as quiet hours on weekdays. No resident or his/her guest shall _____________, __________________________, __________________________ during quiet hours, without the consent of the other residents who are in the same dwelling during quiet hours. D. Residents (may/may not) have overnight guests. E. Utility bills for the apartment, including, but not limited to electricity, cable, internet and basic phone service, excluding long distance charges, shall be divided equally among the residents, and each resident shall be liable for an equal share. F. Each resident shall contribute an equal amount of money to supply the landlord with the required security deposit. At the end of the tenancy, each resident shall receive an equal share of the refund of the security deposit, minus the amount for any damage caused by an individual resident. If a resident creates more damage that his/her share of the security deposit will cover than that resident shall reimburse the other residents for any loses of their portion the security deposit. G. Residents will be responsible for the upkeep of the apartment. Tasks such as washing dishes, taking out the trash, cleaning the bathroom and other areas of the apartment shall be performed on a rotating basis by each resident when appropriate. H. If any resident desires to leave before the end of the lease, that resident shall be responsible for informing the other residents of his/her intentions, finding a new resident, and paying his/her portion of the rent until the end of the lease if he/she cannot find a replacement. The other residents shall not refuse any candidate for replacement without reasonable cause. Nothing in this agreement shall take precedence over the lease. The residents, having read this agreement, now will acknowledge their agreement to the terms by signing this document.
